A stay, from the first message to the last review.
The welcome book doesn't read like a list of functions. It unfolds at the pace of the stay: each one answers a question you used to be asked, or replaces something you used to do over and over.
20
features, all included in the subscription
Three are available à la carte: the poster, the paper welcome book and the Boutique. The rest is included, whatever the price.
14-day free trial · No credit card required
Before check-in
The welcome book goes out with the booking
One link, one QR code, and your guest has everything in front of them before they have even put their bags down.
Your welcome book's link and QR code
The Sharing screen brings together the link, the QR code to download and the covering message to send by email, WhatsApp or text. The link slots into your automated Airbnb or Booking messages, your website, your email signature: it works everywhere, with nothing to install.
14 languages, nothing to retype
You switch on the languages, you launch the translation, and the welcome book appears automatically in the language of your guest's phone. Four guests in ten read it in a foreign language. You stay in control: nothing is translated or charged without your approval.
Who can open your welcome book
Each property has its own welcome book link. If you include entry codes, access lists open the welcome book only to authorised guests, with a record of every use. At the end of the stay, you cut off access without deleting any content.
At check-in
They get in without ringing you
The wifi, the keypad code, the way to the front door: the three questions that always land at the worst possible moment.
The wifi, copied in one tap
The network name and the password, which your guest copies with one finger. It is the most viewed piece of information in any welcome book. You can also say where the router is, for the evenings when the connection drops.
Access codes
Gate, key safe, front door, bike store: every code has its own label and instructions. A code that changes is updated in ten seconds, for every stay to come.
Getting to the property
The address, a button to copy it, and directions that open straight in your guest's navigation app. Handy when the entrance is not the one the sat nav points to.
The check-in condition report
Your guest walks through the rooms, takes photos, adds comments and signs from their phone, with text message verification for international numbers. You get the report as a PDF: exactly what matters on the day a deposit is disputed.
During the stay
They find things on their own, you get some peace
The oven nobody can work out, the Sunday evening restaurant, the bin collection times.
Your appliances and your house rules
Every piece of information has its own block: how the dishwasher works, recycling, quiet hours, the house rules. Formatted text, photos, embedded YouTube or Vimeo videos.
Your local recommendations, not everyone else's
Your favourites brought to the front, the real distance on foot and by car, photos, a full-screen map. Places are generated automatically around the property, or added one by one. You recommend like a local, not like a guidebook.
The professionals you recommend
Your partners get their own module, separate from general recommendations: the bike hire firm, the masseuse, the caterer, the tradesperson you trust.
Styky answers for them, and for you
The welcome book's assistant answers guests day and night, using only what you have written: it invents nothing. The wifi password question at 11pm no longer wakes you up.
Selling during the stay
Late check-out, a hamper of local produce, an extra clean, bike hire: your services are ordered and paid for straight from the welcome book.
The BoutiqueAt check-out
Check-out takes care of itself
And what is left once they have gone is one more review.
Check-out instructions
The time, the keys, whether to clean or not, which bin goes where: written once, read by everyone. No more last-minute message the night before.
The check-out condition report
The same walkthrough as at check-in, photos and signature included, with a downloadable PDF report. You compare arrival and departure, and there is nothing left to argue about.
The guest book, and your reviews on your own site
Guests leave their review straight from the welcome book. You choose which ones appear, you pin your favourites, and you get a widget to drop onto your own website.
Behind the scenes
What you no longer have to do
This is where the time is really saved, especially once you have two or three properties.
A welcome book that looks like you, without being a designer
Colours, fonts, icons, cover image, the layout of each module. Ready-made styles, or a palette generated from a single photo of your property.
The AI fills it in, you approve
The copilot takes your listing or a document you give it and drafts the content of your welcome book. You read it over before publishing, and any change made by the assistant can be undone for seven days.
Several properties, one action
The clipboard carries content from one welcome book to another, duplication saves you retyping everything, labels group your welcome books by town or by owner, and a saved style can be applied to several welcome books at once.
What your guests actually read
Visitor numbers, the most opened modules, time spent reading, a breakdown per welcome book, and a PDF report for an owner or an end-of-season review. Your own visits are excluded from the statistics.
What your welcome books are missing
The questions put to the assistant are listed, along with an analysis of what your welcome books are missing and ready-to-publish content for each gap identified.
The optional extras
They're added to the welcome book when you need them, and removed the same way.
Deliver a 5-star experience, with no extra effort
You already have all the information. You're just missing the tool. Your season starts soon: 10 minutes is often all it takes, as the AI does the heavy lifting.
