Short-term letting in Portugal: the rules.

In Portugal, any letting of under thirty days falls under Alojamento Local and must carry an RNAL number. The procedure is straightforward; it is the local restrictions that call for attention.

The RNAL number, compulsory from the very first night

Any property offered to tourists for payment for less than thirty days must be entered in the national register. The number you receive is displayed on the listing and at the entrance to the property.

  • The procedure is completed online, by prior notification
  • The council has a set period to object; without objection, registration stands
  • The number must be visible on every platform

Containment zones

Entire districts of Lisbon and Porto limit or ban new registrations, and a municipal regulation now governs the activity. Before buying or getting started, the first thing to check is the exact zone the property sits in.

Penalties

Operating without a registration number is a very serious offence, punishable by fines running into thousands of euros for an individual, and far more for a company.
