Short-term letting in France: the rules.
Registering your furnished property, obtaining a registration number, respecting maximum letting periods: here is what applies, and where to check what holds for your own council area.

Registration, the first step
Any furnished tourist accommodation put up for letting must be registered with the local council. In council areas that have introduced it, registration produces a thirteen-digit registration number, which must appear on every listing. The platforms check for it and remove listings that do not have one.

The 120-day limit
Where the property is your main residence, it cannot be let for more than 120 days a year in council areas that apply this rule. Beyond that, the property changes status, along with the obligations that come with it, notably the change-of-use procedure in large cities.
Star rating as furnished tourist accommodation
The star rating is not compulsory. It opens up a more favourable tax allowance and reassures some guests, but it requires an inspection visit and precise criteria to be maintained over time.
Tax, in a nutshell
Income from furnished letting falls under industrial and commercial profits. The micro regime and the actual-expenses regime do not offer the same allowances or the same accounting obligations, and the thresholds change regularly. This is the point on which an accountant pays for themselves fastest.
