Pero cuando interviene el fisco, surge la pregunta: <b>\u00bfest\u00e1s obligado a pagar el impuesto municipal si alquilas tu vivienda en Airbnb?<\/b> <\/p>\n<p>Alerta de spoiler: <b>depende<\/b>. Porque al fisco le encantan las sutilezas.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=\u00bb199515&#8243;]<\/p>\n<h3>1. Si alquilas tu vivienda principal de forma ocasional<\/h3>\n<p>[\/vc_custom_heading][vc_column_text uncode_shortcode_id=\u00bb761895&#8243;]La buena noticia es que <b>no est\u00e1s obligado a pagar el impuesto municipal por este inmueble<\/b>, ya que es tu <b>vivienda<\/b> habitual, y como tal est\u00e1s exento desde la reforma.<\/p>\n<p>\u2705 <b>Pero ten cuidado<\/b>: tiene que ser tu residencia principal, es decir, tienes que vivir all\u00ed al <b>menos ocho meses al a\u00f1o<\/b>. De lo contrario, bim: el fisco te considera propietario de una segunda vivienda, y el impuesto llama a tu puerta.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=\u00bb136807&#8243;]<\/p>\n<h3>2. Si alquilas una segunda vivienda<\/h3>\n<p>[\/vc_custom_heading][vc_column_text uncode_shortcode_id=\u00bb208074&#8243;]Esto es menos divertido: <b>eres responsable del impuesto municipal<\/b>, aunque nunca pongas un pie en la vivienda. Alquilar en Airbnb <b>no anula este impuesto<\/b>, sino todo lo contrario. <\/p>\n<p>Y en algunas ciudades (hola Par\u00eds, Lyon, Marsella \ud83d\udc4b), incluso se puede a\u00f1adir <b>un recargo<\/b> a la factura para luchar contra las viviendas desocupadas. Puedes optar a <b>una exenci\u00f3n del impuesto municipal<\/b>, pero <b>s\u00f3lo si la vivienda no est\u00e1 ocupada por ti ni por un inquilino durante todo el a\u00f1o<\/b>. <\/p>\n<p>En este caso, recibe el mismo trato que un local comercial.
