The contract<\/span><\/h2>\n<p>[\/vc_custom_heading][\/vc_column_inner][\/vc_row_inner][vc_column_text uncode_shortcode_id=&#8221;119949&#8243;]<\/p>\n<p class=\"p3\"><span class=\"s2\">First and foremost, you need to draw up a <strong>rental contract<\/strong>. It should include the <strong>conditions of<\/strong> your rental: the <strong>price<\/strong> and a <strong>description of the premises<\/strong>, including an inventory. Security deposit<\/h2>\n<p>[\/vc_custom_heading][\/vc_column_inner][\/vc_row_inner][vc_column_text uncode_shortcode_id=&#8221;213839&#8243;]<\/p>\n<p class=\"p3\"><span class=\"s2\">An <strong>essential<\/strong>but <strong>not obligatory<\/strong> part of your contract is the security deposit. This deposit is paid by the tenant before moving in. It amounts to between <strong>20% and 25% of the rental price<\/strong>, and will enable you to repair any damage.  <\/span><\/p>\n<p class=\"p3\"><span class=\"s2\">This is where the inventory of fixtures is important, because if you don&#8217;t return the deposit in full, you&#8217;ll have to justify it. Please also note that the tenant is entitled to ask you for <strong>any invoices<\/strong> relating to repairs. <\/span><\/p>\n<p class=\"p3\"><span class=\"s2\">If, unfortunately, the damage is<strong> substantial<\/strong> and <strong>not covered<\/strong> in full by the security deposit, you must ask the tenant to reimburse you.
