But when the taxman enters the fray, the question arises: <b>are you liable for council tax if you rent out your accommodation on Airbnb?<\/b> <\/p>\n<p>Spoiler alert: <b>it depends<\/b>. Since the reform, this tax has been <b>abolished for principal residences<\/b>, but <b>it still applies to second homes and furnished accommodation not occupied as a principal residence<\/b>. <\/p>\n<p>Yes, even if your cat lives there full-time, it doesn&#8217;t count.[\/vc_column_text][\/vc_column_inner][\/vc_row_inner][\/vc_column][\/vc_row][vc_row][vc_column width=&#8221;1\/1&#8243;][vc_custom_heading uncode_shortcode_id=&#8221;230165&#8243;]<\/p>\n<h2>Renting on Airbnb: are you concerned?<\/h2>\n<p>[\/vc_custom_heading][vc_single_image media=&#8221;123566&#8243; media_width_percent=&#8221;100&#8243; uncode_shortcode_id=&#8221;582188&#8243;][vc_column_text uncode_shortcode_id=&#8221;746934&#8243;]If you rent out your home on <b>Airbnb or any other short-term rental platform<\/b>, you fall into a rather special category in the eyes of the taxman: <b>meubl\u00e9 de tourisme renters<\/b>.<\/p>\n<p>And then things get tricky. Because the taxman loves subtleties.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=&#8221;199515&#8243;]<\/p>\n<h3>1. If you rent out your principal residence on an occasional basis<\/h3>\n<p>[\/vc_custom_heading][vc_column_text uncode_shortcode_id=&#8221;761895&#8243;]The good news is that <b>you don&#8217;t have to pay taxe d&#8217;habitation on this property<\/b>, since it&#8217;s your <b>principal residence<\/b> and, as such, has been exempt since the reform.<\/p>\n<p>\u2705 <b>But be careful<\/b>: it has to be your real principal residence, i.e. you have to live there for <b>at least eight months of the year<\/b>. Otherwise, bim: the taxman considers you to be the owner of a second home, and the tax comes knocking at your door.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=&#8221;136807&#8243;]<\/p>\n<h3>2. If you rent a second home<\/h3>\n<p>[\/vc_custom_heading][vc_column_text uncode_shortcode_id=&#8221;208074&#8243;]It&#8217;s not as much fun here: <b>you&#8217;re liable for the taxe d&#8217;habitation<\/b>, even if you never set foot in the property. Renting on Airbnb <b>doesn&#8217;t cancel this tax<\/b>, quite the contrary. <\/p>\n<p>And in some cities (hello Paris, Lyon, Marseille \ud83d\udc4b), <b>a surcharge<\/b> can even be added to the bill to combat vacant housing. Yes, you read that right: you can be taxed more just because you don&#8217;t live there.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=&#8221;645834&#8243;]<\/p>\n<h2>Special case: classified furnished tourist accommodation<\/h2>\n<p>[\/vc_custom_heading][vc_single_image media=&#8221;123570&#8243; media_width_percent=&#8221;100&#8243; uncode_shortcode_id=&#8221;712676&#8243;][vc_column_text uncode_shortcode_id=&#8221;819695&#8243;]Have you had your rental property classified as <b>furnished tourist accommodation<\/b>? You may be eligible for <b>an exemption from property tax<\/b>, but <b>only if the property is not occupied by you or a tenant on a year-round basis<\/b>. <\/p>\n<p>In this case, it&#8217;s treated as a business premises. But beware, you may be subject <b>to the CFE (Cotisation Fonci\u00e8re des Entreprises).<\/b> <\/p>\n<p>\ud83d\udca1  <i>A little tip: it might be a good idea to contact your tax office to clarify the situation of your home.
