But when the taxman enters the fray, the question arises: are you liable for council tax if you rent out your accommodation on Airbnb?<\/b> <\/p>\n

Spoiler alert: it depends<\/b>. Renting on Airbnb: are you concerned?<\/h2>\n

And then things get tricky. Because the taxman loves subtleties.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=”199515″]<\/p>\n

1. If you rent out your principal residence on an occasional basis<\/h3>\n

[\/vc_custom_heading][vc_column_text uncode_shortcode_id=”761895″]The good news is that you don’t have to pay taxe d’habitation on this property<\/b>, since it’s your principal residence<\/b> and, as such, has been exempt since the reform.<\/p>\n

\u2705 But be careful<\/b>: it has to be your real principal residence, i.e. you have to live there for at least eight months of the year<\/b>. Otherwise, bim: the taxman considers you to be the owner of a second home, and the tax comes knocking at your door.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=”136807″]<\/p>\n

2. If you rent a second home<\/h3>\n

[\/vc_custom_heading][vc_column_text uncode_shortcode_id=”208074″]It’s not as much fun here: you’re liable for the taxe d’habitation<\/b>, even if you never set foot in the property. Renting on Airbnb doesn’t cancel this tax<\/b>, quite the contrary. <\/p>\n

And in some cities (hello Paris, Lyon, Marseille \ud83d\udc4b), a surcharge<\/b> can even be added to the bill to combat vacant housing. Yes, you read that right: you can be taxed more just because you don’t live there.[\/vc_column_text][vc_custom_heading uncode_shortcode_id=”645834″]<\/p>\n

Special case: classified furnished tourist accommodation<\/h2>\n

In this case, it’s treated as a business premises. But beware, you may be subject to the CFE (Cotisation Fonci\u00e8re des Entreprises).<\/b> <\/p>\n
